Real estate marketing for realtors, built around how sellers and buyers actually choose an agent

What a seller looks up months before they call anyone. Why they only interview agents they already recognise. Who else at the kitchen table has to agree. We model it from research across 500+ businesses over 10 years, then aim it at a steady run of listing appointments in the neighbourhoods you want to work. You see the read before you commit a dollar.

Agency-wide results from three different industries.

We know how a seller picks an agent, before we spend a dollar of your money

Most real estate marketing starts with your listings. We start with the homeowner deciding whether to list with you, and the buyer who has not picked an agent yet.

  1. How they search

Sellers start long before they call anyone. Months ahead, they are checking what the house down the street sold for and running their own address through a home-value estimate. They do it on a phone, late at night, without telling anyone yet. Buyers rarely search for an agent at all. They search for homes, and the agent they end up with is often whoever answered their first enquiry on a listing. Two different searches at two different moments, and marketing that only posts new listings serves neither of them.

  2. How they compare

Sellers interview, and they usually only interview agents they already recognise: a name they keep seeing, a sign on their street, a neighbour who used you. They compare on evidence that you sell homes like theirs, nearby, recently. Commission comes up, but usually after the shortlist is set. Buyers compare on something simpler: who replied, how quickly, and whether the reply sounded like a person.

  3. How they decide

Rarely alone. A seller decides with a partner, and sometimes with adult children, an executor or a lawyer in the room. A buyer decides with whoever is co-signing. What closes it is something the first person can show the others without having to defend it: a clear plan for the listing, a recent sale close by, and a sense that you will still pick up the phone after the papers are signed. We sell our own work on the same terms: a clear plan, recent proof, and someone who still answers after you sign.

This is modelled from doing exactly this research for 10 years, across 500+ businesses. It is the part of what we do that a competitor cannot copy in an afternoon.

You see the read before you pay for the work

A Setsail photographer smiling as he checks his camera

You see it first.

The sourced read of your market and your sellers and buyers is shown to you before any delivery work is paid for. If the numbers do not hold up, you will know before you have committed anything.

It is fixed, and agreed up front.

Scope, timeline and price are set in a client-approved 90-day plan. Not an estimate that moves when the market does.

Who we work with in real estate

  • A Setsail crew filming an interview in a client's living room

    Independent agents

You are the brand. Most of your business comes from people who already know you, and the real question is how to stay in front of the right people between transactions without turning your feed into a wall of just-listed posts. What you need is fewer, better touches with the past clients and neighbours most likely to move in the next year. You also need a way to see which of those touches actually turned into a listing appointment.

  • Two Setsail colleagues talking through a screen in the studio

    Real estate teams

More agents, more listings, and enquiries that have to reach the right person fast. Your marketing problem is less about volume than about follow-through: which source produced which appointment, how quickly each enquiry was answered, and whether anyone can see what a channel was worth at closing rather than at the first click.

  • Two Setsail colleagues in a meeting at a table with their laptops

    Brokerages

You are winning two kinds of trust at once: the homeowner deciding who to list with, and the agent deciding where to hang their licence. Your brand has to work for both without the two messages fighting. What you need is a clear read of how each audience finds and judges you, and marketing that serves your agents' listings rather than competing with them.

Your real estate marketing agency for agents, teams & brokerages

Start with one or run all four. A seller meets them in this order: first in their feed, then on your website, then in their search results, and for years afterwards in their inbox.

  • A Setsail crew filming in a client's home with a camera on a gimbal

Social media and video. Be the name they already recognise.

Regular photo and video of you, your team and the streets you sell on, so that when a seller starts interviewing agents, you are already one of the names they know.

  • A Google Ads summary beside a smiling driver at a car window: 214K impressions, 8.4K clicks, 3.9% click-through and 312 conversions

Paid search and social ads. Be there when they start looking.

Ads that put your name in front of people searching your area for a home value or a home, and keep it in view while they make up their mind.

  • An email flow from your sphere to the next move: past clients, the newsletter, follow-up on new enquiries, and the next move coming back to you, over a Setsail strategist at a laptop

  • ✓ Most of your business comes from referrals and past clients, and you'd like the next listing not to depend on who happened to remember you this month.
  • ✓ You've never searched your own name the way a seller would, from a phone, after a neighbour mentions you.
  • ✓ You want more listings in specific neighbourhoods, not just whatever comes in.
  • ✓ Your feed is mostly just-listed and just-sold posts, and you can't tell whether any of it ever turned into an appointment.
  • ✓ You've paid for leads before and spent more time chasing them than they were worth.
  • ✓ You'd rather see which neighbourhoods the plan targets, and why, before any money goes into ads.

One of those is enough to start a conversation. Book the call, and if we're the wrong fit for how you sell, we'll say so.

A Setsail Marketing strategist thinking through a plan at his desk
What does a real estate marketing agency do?
A real estate marketing agency helps realtors and brokerages grow their business through digital strategies like Google Ads for real estate, real estate SEO, IDX real estate websites, social media marketing, and CRM automation. At Setsail, we handle everything from content creation to lead generation and reporting—so you can focus on closing more deals. Learn about our full-service approach.
How do you know what my customer responds to?
Because we have done the research, repeatedly, over 10 years, for more than 500 businesses. We model how the person on the other end of your sale searches, what they compare, and what actually closes them. Then we show you that read before you pay for delivery work, with the sources attached so you can check the logic. Any agency can copy our prices in an afternoon. None of them can copy the research.
What is the Growth Strategy call, and how is it priced?
The call is free. It takes thirty minutes, and you will get something useful out of it whether you hire us or not. The Growth Strategy itself is the full sourced read and plan, delivered as a fixed-scope deliverable before any engagement begins. It starts with a deposit, credited in full against your first month. The strategy is yours to keep either way. Published rates are on our pricing page.
Most of my business comes from referrals and past clients. Why would I need this?
Referrals usually mean you are good at the job. They do not mean your marketing is working. We would not touch your referral and repeat business, because it is the best you have. But it depends on people remembering you at the right moment, and it cannot choose which listings or neighbourhoods come in. This adds a second source of listings that you steer, toward the homes and streets you actually want.
Do you work with independent agents, or only teams and brokerages?
All three. Setsail works with independent agents, real estate teams and brokerages, from our office in Vancouver, BC. What changes between them is who has to be convinced and what your sellers compare you on, which is exactly what the read covers before anything is built.
Do you offer fixed-price real estate marketing packages?
Yes, all Setsail’s real estate marketing services are offered as fixed-price packages—no hourly billing, no surprises. Packages cover everything from social media marketing and Google Ads to IDX website design and CRM setup. See our transparent pricing.
What does Setsail actually do for real estate agents?
We run the marketing that brings you the listings and clients you want: search visibility, paid search and social ads when they are warranted, the website that has to turn a visit into an enquiry, photo and video content, email to your past clients, and the reporting that shows whether any of it worked. Most agencies build first. We start by modelling how sellers and buyers in your market search for and choose an agent, so the work fits how they really choose, not a generic checklist.
Can you help with real estate lead generation?
Yes, though we do not sell lists of leads. We build the sources that bring seller and buyer enquiries to you directly: search visibility for your neighbourhoods, Google and Facebook campaigns in your market, and follow-up emails for every new enquiry. Tracking counts each call, form and booking by source, so you can see which channel brings appointments and listings, not just names. The budget then follows what is working.
